摘要：财务战略的选择，决定着上市公司财务资源配置的取向和模式，影响着上市公司理财活动的行为与效率。本文将根据财务战略与财务报表之间的联系，以万科企业股份有限公司2010、2011、2012这三年年度的财务报表为基础，分别对万科企业股份有限公司的筹资策略、投资策略、营运策略和股利分配策略进行分析，根据分析所得的数据探讨万科企业股份有限公司在各个策略中所采取的是何种财务战略，并在最后进一步对房地产企业进行财务战略分析，研究房地产企业所面临的财务战略问题，并给予改进策略: 实施全面预算管理、实施财务激励机制和培养战略意识和竞争观念。

Abstract: The choice of financial strategy, determines the orientation and mode of listing Corporation financial resources allocation, affect the behavior and efficiency of listing Corporation financing. This paper will be based on the financial strategy and financial statements, first of all to Vanke Co., Ltd 2010, 2011, 2012 of the three annual financial report as the basis, respectively, financing strategy of Vanke Co., Ltd's investment strategy, operation strategy and dividend distribution policy analysis, and then according to the analysis of the data of Vanke Limited by Share Ltd adopted in each strategy is what kind of financial strategy, and finally further to the real estate business strategic financial analysis, financial strategy research of real estate enterprises, and gives the improvement strategy: Implementation of the comprehensive budget management, the implementation of the financial incentive mechanism and the cultivation strategy consciousness and the concept of competition.
